SK Realty Management (SKRM) is an opportunistic real estate investment group that specializes in the purchase of warehouse distributions centers located in the Northeast and Midwest. SKRM has focused on acquiring two distinct asset types: a) stabilized core assets with cash-on-cash yields averaging above 10%, and b) opportunistic event-driven transactions with internal rate of returns in excess of 20%. Since its inception, SKRM has delivered transaction returns of over 50%.

SKRM's major equity sources have been major domestic opportunity funds, including Angelo Gordon, Walton Street, and Blue Vista Capital Partners, as well as several high-net-worth individuals. Additionally, we have relationships with a few non-real estate related family offices who want to invest in real estate to diversify their portfolios. SKRM's current portfolio is in excess of $500 million of real estate assets.

Market Opportunity

SKRM believes that current market conditions provide a rewarding investment environment to continue its acquisition of warehouse distribution centers, as well as distressed debt of industrial assets. The unique relationships with sales and leasing brokers, as well as regional property owners, have enabled SKRM to preemptively purchase assets before they have come to the market for sale. This, combined with an extensive network of debt providers, has created a favorable climate for SKRM to achieve above-market returns for its investments. SKRM has also adapted to the changing requirements of distribution companies. SKRM has been able to stay ahead of its competitors by investing in different sizes of building and different locations well before institutional purchasers have entered these markets.

Mr. Kirschenbaum has been active in the real estate market for more than 40 years, with experience in all avenues of the real estate business, including development, management, finance, leasing, and brokerage. He has worked for institutions such as Standard & Poor's, Tishman Realty, and Cushman & Wakefield. His focus on industrial buildings began during a 10-year tenure working for an industrial developer in New Jersey as their Chief of Finance.

Mr. Rubin has more than 15 years of experience in real estate finance, working for institutions such as Nomura Securities, J.P. Morgan, and Morgan Stanley. He has financed over $1 billion worth of commercial properties throughout the United States. Over the past 13 years, he has raised over $200 million and acquired 13 million square feet of industrial space. He graduated from the University of Pennsylvania in 1997 and is originally from Chicago, Illinois.
